Settling Soil Causes Backyard Patio to Sink in Cumberland Beach, Ontario
Challenge
A customer in Cumberland Beach, Ontario, had a gorgeous flagstone back patio. Their backyard was the perfect place to entertain, with a relaxing patio set and beautiful garden, but over the years settling soil had caused some issues.
The flagstone was installed on a concrete pad, but the pad had been sinking towards the home. Every time it rained, water would flow towards and down the foundation wall, opening up the possibility of seepage into the basement. The customer also had two colossal armour stones connecting to the patio, which had settled due to their weight. The settlement allowed water to get into the window well, causing pooling and creating more potential problems.
As custom home builders, the family takes enormous pride in their home. Wanting their backyard oasis to drain correctly and look aesthetically pleasing again, the customer reached out to Canadian Concrete Leveling for a solution.
Solution
Project Manager Paul Mendell went to the customer’s home to inspect the patio and develop a plan with the homeowner. Foreman Bill McKeown and Installation Specialist Mark Sealy used our PolyLevel® Injection System for both the patio and armour stone. The PolyLevel® system injects an expanding, high-density polyurethane foam, which compresses both the soil below and lifts the concrete or stone. Numerous small injections were used to lift the concrete pad and prevent further settlement.
When concrete settles, it not only creates a tripping hazard but also leaves behind unsightly cracks. To seal the cracks, Bill & Mark used our NexusPro® Joint Sealant. This creates a lasting seal that takes only 60 minutes to cure and is resistant to extreme temperatures, along with UV light.
Initially concerned they would need to bring in a crane to fix the armour stone, the customer loved how simple it was to lift the stone using PolyLevel®. Not only is PolyLevel® a cleaner and faster option, but it is also a much better long-term solution than using a crane. The family is delighted that they no longer need to worry about water seeping into the basement, and their backyard patio looks excellent once again.
