Basement Rental Property Has Major Void Fills, Woodbridge ON

It is crucial to capitalize on real estate if you have the opportunity. This pair of homeowners have been renting out their basement for twenty-plus years but unfortunately came across a structural hiccup. The current tenant noticed that the floor started to crack in the middle of the kitchen. Where the crack was, it felt like the kitchen was taller on one side and sinking on the other. The owners had contacted an engineer to see what could be done to salvage the basement without removing the new tile they had just put in.

After a generous referral to Canadian Concrete Leveling, we scheduled a day for our experienced Project Manager, Kyle O'Brien, to come to the home and investigate the unit. Upon investigation, Kyle noticed that there had been a large void dividing the basement and causing the floor to crack as well as separate. He quoted our PolyLevel® Injection System to our clients. The system requires us to drill dime-size probes into the sinking concrete; we inject our quick-expanding polyurethane, which cures quickly, then we remove the probes and seal the hole with fresh concrete so you cannot tell that we have been there. Once all the numbers, blueprints, and amounts of material were finalized, it was time to schedule a day for our experienced installation specialist, Bill McKeown, to begin. The workspace was three large rooms: the laundry room, bathroom and 3/4 of the kitchen. Many of the rooms had gaps between the floor and the baseboards, which can result in moisture creeping into the foundation and eating away at its integrity, the bathroom being the primary concern. Our clients wanted to observe the process and were fascinated by how minimally invasive it was and being able to watch the concrete lift before their eyes. Bill completed the work the same day and perfectly sealed all the injection points. These homeowners were thrilled that they could rent out the space again.
