Residential Photo Album: Basement Reno on Hold Due to Pooling Water in Toronto, Ontario
When you think about backyard parties, pools and patios are two things that come to mind. You want these areas to be as enjoyable as possible, but trip hazards take away from that.
A customer in Toronto, Ontario, reached out to Canadian Concrete Leveling about a sinking back patio that was causing some trouble. Several trip hazards had formed throughout the concrete caused by sinking slabs, and water was draining towards the home’s foundation. The customer was concerned about the safety of guests and getting ready for a basement renovation created a serious water seepage concern. He wanted to know his money wasn’t going to be wasted, so he knew something had to be done.
Project Manager Alex Balson met with the customer and completed a thorough inspection of the backyard. He explained to the customer how our PolyLevel® System uses polyurethane injections that expand beneath the slabs, lifting them back to grade while compressing fill soils.
Foreman Kyle McKeown started by drilling dime-sized holes in the concrete surface to use as injection ports. He carefully injected our high-density polyurethane throughout the patio to level the entire area. He also ensured water would drain away from the foundation rather than pool against it. Once the repair was complete the injection holes were patched with fresh concrete.
The customer is happy to have a safe and usable backyard space again. He’s ready to renovate his basement and has peace of mind knowing his investment will be protected.
Settlement
Washout and voids beneath the surface led to settlement throughout the patio
Foundation
The exposed foundation below the bricks shows how much the surrounding area had lowered
Pooling
This close to two-inch settlement was the cause for water pooling and draining towards the foundation
Patio
The customer mainly used the deck rather than the entire backyard due to the risk of tripping
Deck
The homeowner was also concerned about how long the deck could be supported if the concrete was sinking - the last thing he wanted was another repair
Drainage
Beneath the window, a large slab had settled significantly, leading to another spot of poor drainage
Pool
As concrete sinks, it can pull away from the pool, leading to damage to the coping and edge
